Market overview
The UAE consumer market is a three-horse race, all above 1.4M monthly visits: Dubizzle (~2.33M), Bayut (~1.68M) and Property Finder (~1.45M, Semrush / Similarweb, Apr 2026) (Similarweb ). Off-plan / new-build is the dominant and most data-rich segment, with developer-direct projects exposing payment plans, handover dates, completion status and project phases — the most field-rich new-build data in the region.
Ownership is heavily consolidated. Dubizzle Group (formed by the EMPG + OLX merger, with OLX as largest shareholder ~39%) owns both Bayut and Dubizzle, and in April 2025 acquired Property Monitor (MyBayut ). That means a single integration spans the Dubizzle portal family for both consumer listings and Dubai transaction data. Property Finder is the independent challenger, backed by Permira / Blackstone / General Atlantic after a $525M round in September 2025 and reporting 10M+ group monthly active users across UAE, Qatar, Egypt, KSA and Bahrain (General Atlantic ).
The richest data sits in the transaction layer. Property Monitor (and the related DXBInteract) draws directly on Dubai Land Department transactions for AVMs, a Dynamic Price Index and off-plan project / construction tracking — the closest the region has to MLS-grade sold data (Property Monitor ). Bayut and Property Finder cover the consumer side with agent profiles, floor info, large photo sets and area-level price trends. Note that UAE portals run high anti-bot protection (Cloudflare / DataDome reported), so PropAPIS handles extraction so callers don’t maintain bypass infrastructure.
