India’s residential market runs on three near-equal portals — 99acres, Housing.com and Magicbricks — and PropAPIS covers them, plus NoBroker and Square Yards, through a single API. The top three portals alone draw roughly 30-40M visits per month combined and 2M+ live listings, and India’s listing mix is unusually new-launch / under-construction heavy, where RERA registration numbers and rich project metadata (possession dates, configurations, developer, amenities) make for a differentiated dataset versus Western resale-centric portals (South Asia research report ).

Market overview

India is the dominant South Asian market by a wide margin. The “big three” — 99acres, Magicbricks and Housing.com — are roughly comparable in traffic, with Housing.com pulling close or ahead through SEO and app sessions in 2024-25 (Similarweb ). 99acres carries ~12.85M monthly visits (Semrush, Mar 2026) and 800k+ (“8 lakh+”) listings; Magicbricks runs ~9.1M/mo (Nov 2025) (Semrush ).

Ownership is fragmented rather than consolidated under one group. Info Edge owns 99acres (part of the Naukri / Info Edge group); Times Group / Times Internet owns Magicbricks; and REA Group (Australia) owns Housing.com via REA India, whose FY25 revenue rose ~25% to ~₹711 cr (Aurum PropTech / REA India ). REA historically also owned PropTiger and Makaan but divested PropTiger to Aurum PropTech in 2025 to focus on Housing.com.

NoBroker runs a broker-free, owner-to-owner model and is India’s highest-valued proptech (~₹7,965 cr, Jul 2024), strong in rentals and resale but with login-gated contact data (Tracxn ). Square Yards is India’s largest primary / new-build residential aggregator, operating across nine countries (UAE, KSA, Australia, Canada and more) and raised $35M in late 2025 (Inc42 ).

A market-specific note on data richness: India’s under-construction / new-launch listings carry the richest project metadata in the region — RERA registration numbers, possession dates, unit configurations, developer details and amenities. RERA IDs in particular are a valuable, India-unique normalizing key. Sold / transaction feeds are largely absent across the region (no public MLS-style sold data), so primary and resale listings are the core dataset.
