QuintoAndar is the independent unicorn — a rental-led marketplace now expanding into sales and Rio — with 50M+ monthly visits and ~9M listings claimed (Similarweb ). It runs on its own technology stack separate from ZAP+. Notably, QuintoAndar is acquiring Navent’s Latin American real-estate operations (expected to close ~Q1 2026), which would fold Navent’s portals across roughly seven countries into the QuintoAndar holding (PrivSource ).
On data richness, ZAP Imóveis and Viva Real are very rich per-listing: price in BRL, condo fee (condomínio), IPTU property tax, area in m², floor and total building floors, year built, full amenities, agent contact, geo and photos — excellent resale depth. QuintoAndar adds rental and sale data with AVM-style suggested pricing, building-level data and neighborhood stats; its public ChatGPT app signals a queryable structured backend. New-build (“lançamentos”) is well-covered across ZAP / Viva Real. These portals run Cloudflare anti-bot on listing pages, so PropAPIS handles extraction and serves normalized data through one API.
