Market overview
Japan’s portal market is a clear three-horse race: SUUMO (~30M visits) leads, followed by LIFULL HOME’S (~17.7M, Nov 2025) and AtHome (~11.2M, Nov 2025). SUUMO carries ~8M listings, the largest inventory in the region (Similarweb — suumo.jp ; Grokipedia — SUUMO ).
Ownership matters for data access. SUUMO is operated by Recruit Holdings, while LIFULL HOME’S is run by LIFULL Co. — which also operates the global LIFULL Connect aggregator network (Lamudi, DotProperty and others). LIFULL exposes partial data products, but the public portals are otherwise JS-heavy and scrape-only. Note the regulatory structure too: comprehensive agent-only data flows through REINS (a broker MLS that is not public), and official transaction prices come from a separate MLIT government API that covers all 47 prefectures with data from 2005 onward.
Data richness is a Japanese strength. SUUMO, LIFULL HOME’S and AtHome are best-in-class for structured residential fields — layout/floor-plan codes, building age, photos and station walk-time — and Japanese rentals carry locale-unique fields such as key money, guarantor requirements and management fees that are valuable to resell.
